Seacoast real estate advances behind record month for high-end sales
PORTSMOUTH—Sales of single-family homes in the 13 Sample Seacoast Towns bucked statewide and national trends, advancing thanks to another record month for high-end homes.
The 13 Sample Seacoast Towns are Exeter, Greenland, Hampton, Hampton Falls, New Castle, Newfields, Newington, North Hampton, Newmarket, Portsmouth, Rye, Seabrook, and Stratham.
It was the second time this year when sales of $1 million-plus homes broke a monthly volume record, this time logging thirty-eight transactions. The other record month was May (37). The biggest of these sales was 58 Ocean Blvd., North Hampton, the iconic Balmoral property that sold for $16 million, putting it among the state’s biggest sales ever.
With mortgage interest rates ticking up over 6.6%, there were still ninety-four sales for the month, the most for any month since August 2022. Inventory levels dropped by four fewer actives than last year and the monthly median price of a single-family home dropped 5.9% to $870,000, the lowest since March. For the year, total volume is up 4.7% and the median price is up 2.2% at $875,000.
There were five fewer condominium sales than last year, as inventory dropped by seven units from last month and four from last year. Still, the monthly median sales price was the highest since December 2025, coming in at $625,300. The biggest sale for the month closed for $5,599,697 at 70 Maplewood Ave in Portsmouth, a five-bedroom, four-bath 5,027 square foot unit.
For the year, sales of condominiums are up 6.5%, while the median sale price is off 1.1% at $574,900.
“The Seacoast real estate market remains remarkably resilient,” said Ryan Kaplan, Seacoast Board of REALTORS president. “The high-end market remains strong and for the most part, volume and median sale prices continue to move forward.”
