PORTSMOUTH—Pent-up demand coupled with good spring weather helped produce a robust real estate May in the 13 Sample Seacoast Towns, according to statistics just released by the Seacoast Board of REALTORS.

The 13 Sample Seacoast Towns are Exeter, Greenland, Hampton, Hampton Falls, New Castle, Newfields, Newington, North Hampton, Newmarket, Portsmouth, Rye, Seabrook, and Stratham.

It was the best month of 2026 thus far for single-family sales. The 76 homes sold also represent the best May since 2022 and is 7 percent ahead of last year. Month’s end saw the most listings available for the year, although the 162 active listings are off 7.4 percent from 2025. For the fourth straight month the median price improved, coming in at $942,500, up 7.4 percent.

The month set a May record for +$1 m. sales with 36. The biggest sale came at 55 Shipwright Way in Newington at $3,929,356 or full price. The transaction was one of five May sales that topped $3 million dollars.

For the first five months of 2026 sales volume is flat, up .8 percent. The median sale price of $862,500 is up 1.5 percent.

On the condominium side, some 74 units passed hands, the most in May since 2021. The month ended with 130 available units, also the most for May since 2020. Still, the monthly median price dropped $65,400 from last month to $529,500 off 10.6 percent from last year. For the year, condominium sales are up 20.5 percent, but the median sales price is down 5.3 percent at $545,000.

The month’s biggest condominium sale came at 70 Maplewood Avenue in Portsmouth at $2,650,000 or full price. The unit has three bedrooms and three baths with 2,614 square feet. The sale edged out the month’s only other $2 million-plus sale at 1215 Ocean Bld., Rye, which closed at $2,500,000 or $95,000 less than full price.

“May was a classic, old-fashioned spring real estate month for the Seacoast,” said Seacoast Board of REALTORS President Ryan Kaplan. “Buyers are out in force and the outlook for June remains equally positive.”
